Our services

Home inspections tailored to where you are

Whether you're buying your first home, preparing to sell, or settling into new construction, we deliver thorough, plain-English inspections across Bucks, Montgomery, and Delaware Counties.

For buyers

Buyer Home Inspections

Before you commit to one of the biggest purchases of your life, get an independent, head-to-toe assessment of the home's condition. We identify safety issues, major defects, and the maintenance items worth planning for — so you can negotiate and close with confidence.

  • Full systems review — roof, structure, electrical, plumbing, HVAC, and more.
  • Prioritized findings so you know what's urgent versus routine upkeep.
  • Walkthrough & report delivered the same or next day.

Pre-Listing Inspections

Sell with fewer surprises. A pre-listing inspection helps you understand your home's condition before it hits the market, so you can address issues on your own timeline, price accurately, and keep buyer negotiations from derailing the deal.

  • Fewer last-minute renegotiations once you're under contract.
  • A credibility boost you can share with serious buyers.
  • Time to make repairs at your pace, not under deadline pressure.

New Construction Inspections

Brand new doesn't always mean flawless. We provide an independent inspection before your builder's final walkthrough, documenting workmanship issues and incomplete items while there's still time to have them corrected.

  • An unbiased third party who works for you, not the builder.
  • A punch-list of findings to bring to your builder before closing.
  • Peace of mind that your new home was built the way it should be.

11-Month Warranty Inspections

Most builders include a one-year warranty on new homes. An inspection around the 11-month mark catches defects that have surfaced during your first year — while the builder is still responsible for addressing them.

  • Timed before your warranty expires so nothing slips through.
  • A documented report to submit to your builder with confidence.
  • Real savings by having covered repairs done on the builder's dime.

Condo & Townhome Inspections

Condo and townhome inspections focus on the systems and components within the homeowner's responsibility. Depending on the property and HOA structure, certain common-area or shared exterior elements may fall outside the inspection scope.

  • Right-sized scope for attached and multi-level homes.
  • Clarity on what's yours versus the association's responsibility.
  • Friendly pricing that reflects the smaller footprint.

Extra peace of mind

Round out your inspection with these optional services. Radon testing and WDI inspections are coming soon — ask us and we'll point you in the right direction in the meantime.

Radon Testing Coming soon

Radon is a naturally occurring gas common in parts of Pennsylvania. Optional testing can be added to your inspection to measure levels in the home.

Wood-Destroying Insect (WDI) Coming soon

A WDI inspection looks for evidence of termites and other wood-destroying organisms — often required by lenders. Available as an add-on soon.
